Future expansion of traditional rural settlement within the affected area will also create a problem. Traditionally male inhabitants in recognised villages have the right to construct a new "small house" on land adjacent or near the village. Often, and in contravention of the spirit of the Small House Policy, these proper- ties are sold on the open market and as such re- present an additional facet of suburban growth. Restrictions on development within the affected area and/or deterioration in environmental conditions could curtail or modify this pheno- menon. Alternative locations for small houses could,

of course, be sought elsewhere within the clan areas. However in the case of the Man Clan at San Tin, few areas are unaffected by noise intrusion under the operating arrangements con- sidered in this section and these are intensively occupied by squatters. The modifications con- sidered would have the effect of releasing land within the Man clan area but operation without some of these modifications could be expected to lead to considerable objections.

5.3.7 OTHER IMPORTANT LAND USES: In addition to re-

sidential development, there are other which may be incompatible with the airport, notably

i)

social/educational uses such as schools and clinics which would be adversely affected by noise particularly in an area where existing ambient noise levels are low.

ii)

ecological sites, such as Mai Po Marshes, which are potentially incompatible because of bird strike hazards.

iii)

recreational areas and areas of scenic beauty which will be directly affected by borrow operations, or by excavation needed to achieve required obstacle clearance.
