The London papers of the middle of December naturally devote much space to the sale of the heart of London" by the Duke of Bedford to Mr. Mallaby Deoley, the Unionist M.P. for Harrow, i at a price slightly under £3,000,000 Thus 19 neres of the very centre of Lon don, including about 700 buildings, 1,000' leasehold tenancies, and the right to folls on all the produce entering Covent Gar dos Market, have changed hands at an approximate price of £155,000 per acre. Mr. Mallaby-Deeley, the new financial magnato, stated in an interview in the Daily Mail There is no one behind me. I bought it for investreat.
The negotiations for the purchase of the property, which were successfully con cluded three weeks ngo had extended over no longer period than two months. It was on September 26th that the pro- perty was first offered to Mr. Mallaby Deeley. It came from his own agents, who had been approached by the agenta of the Duke of Bedford with an offer to sell and Mr. Mallaby-Deeley submitted a bid. The reply, received was to the effect that the offer was not regarded as suff ciently attractive; but it proved to be a basis for the negotiations.
In the meantire, continued Mr. Mallaby Deeley, I paid a visit to the property to see the actual extent of it, When I submitted my first offer I had not actually inspected the property, but my offer was made subject to the verification of the rents and figures supplied to me. Of course, the area was known to me. After that I again visited my agents. A few calculations made by me on the corner of a blotting-pad formed the basis 1154 for my second offer. I am told that pices |
of blotting paper is now a treasured memento kept hy my agent, Mr. May.. The second offer was accepted within a few days. The signing of the agreement by which I took over this important alice of the Duke's estate was a plain, prosaic, businesslike incident and the business was transacted in the space of half an hour,"

Mr. Mallaby-Deeley is a man without an office, without even a telephone num ber. In spite of the magnitude of the dealings he has carried through, Mr. Mallaby-Deeley is not a prominent or even a well-known figure in businesa circles, and he is one of the hardest men in London to find. Men who have been associated with him in business pursuits in the City were as surprised as London at large by the announcement of the coldssal transaction which he had carried through. He was known to them chiefly as a man of quick decision and remark able memory, but they scarcely suspected that behind the firm, resolute demeanour lay the iron nerve which could undertake a business transaction of this stupendous character without an hour's uneasiness of mind.
