中環碼頭發展成本
此等成本包括償還香港政府應本集團的要求
於中環填海所負擔的額外成本總值港幣 173,953,000元(一九九五年:港幣 168,573,000元),使本集團於與政府進行之 商討獲得滿意結果後,能在新建小輪碼頭上
蓋進行商業及住宅發展。於一九九六年十二
月三十一日,本集團已承擔進一步的成本約 港幣2,000,000元(一九九五年:港幣 19,000,000元),但尚未就此作出撥備。中環
碼頭發展成本並包括已繳付的有關專業費用 港幣 74,285,000元(一九九五年:港幣
65,190,000) •

Central pier development costs
These include costs amounting to HK$173,953,000 (1995:
HK$168,573,000) reimbursed to the Hong Kong Government
for additional costs incurred on the Central Reclamation at the
request of the Group so as to enable the Group to undertake commercial and residential development above the re-provided
ferry piers subject to the satisfactory outcome of negotiations
with the Government. At 31 December 1996, further costs
committed by the Group which have not been provided for
amounted to HK$2 million (1995: HK$19 nillion). Central
pier development costs also include the related professional
fees paid amounting to HK$74,285,000 (1995:
HK$65,190,000).
The Company is still negotiating with the Government on the land premium and the detailed terms of the proposal in respect of this project. The directors are optimistic that final
agreement will be reached in the near future. These costs will
be capitalised as part of the cost of development in that event or written off if the proposed development is aborted.
