The building takes the form of a long narrow block facing east with the tower section splayed back at an obtuse angle; this was done to fit the block more con- veniently on the site and to allow the maximum advantage to be taken of the magnificent views from the most expensive flats. Three projections at the rear of the building contain service rooms and the two staircases. A corridor joins these staircases together and in its centre is the service lift. A distinctive feature of the building is the provision of a large verandah in each flat; these face the harbour and open off the living rooms, from which they are Most separated by sliding/folding doors. bedrooms have private bathrooms, which are tiled and fitted with coloured sanitary fixtures. In addition to large closets, every flat has a box room. All main rooms in each flat have a view of the harbour, and are provided with knock-out panels for the convenient installation of unit air-conditioners. In living rooms only, real fire-places have been installed.
Steel cabinets are provided in the kit- chens and provision has been made for both gas and electric cooking. Refuse chute hoppers are located on the staircase landings. Each apartment has two servant bedrooms, a servant kitchen and bathroom; the latter is larger than normally found in similar sized apartments, and is fitted with hot and cold running water for both shower and basin.

Road; this completely surrounds the new building and thus allows continuous traf- fic circulation, reducing the manoeuvering of vehicles to a minimum. A branch driveway from this road serves the exist- ing apartment block known as Luginsland.
Construction is of the conventional rein- forced concrete frame type. Externally the building is finished with "Snowcem" on stucco; it was suggested by the archi- tect that the building should be painted a deep warm brown with cream verandahs to accentuate the horizonta! lines. It is unfortunate that the owners decided against this, as it would have been interesting to see what sort of effect such a radical departure from the normal would have had; as it is, the apartment block has been finished in cream, like so many others. Internal finishes include gypsum plaster walls and ceilings and teak parquet floors in the main rooms; asphalt tile floors in the main entrance and lift halls; and mosaic tile floors with tile dadoes in bath- rooms and kitchens.
