The residential area at Kadoorie Avenue is still one of the most ideal districts in Kowloon. The Hongkong Engineering & Construction Co., Ltd. who were responsible for converting a comparatively barren hillside into a beautiful garden suburb in 1934-36, own nearly three quarters of the estates. They have had a busy programme in developing the vacant sites on which

first-class many

residential houses have been erected since 1948. In their 1959-60 building programme, it is planned to develop the central piece of vacant land bounded by Kadoorie Avenue in the west and Braga Circuit in the east.

In the problem of design, one of the most important considerations is to preserve the existing state of at- tractive surroundings. In order to achieve that it is necessary to retain all the avenue trees, to limit the height of the buildings to two storeys, and to set back the houses far enough from the main roads for deeper gardens. To provide accesses to the houses, a private approach road will bisect the island site longitudinally.

The houses are orientated to face the individual and private gardens, and the gardens will be screened off
