ENCLOSED BALCONIES NOW APPROVED
THE Hong Kong Building Au-
thority has announced that plans of new buildings having en- closed balconies will now be ap proved by the Buildings Ordinance Office of the Public Works Depart-
ment.
The problem of enclosed bal- conies which project over streets and Crown land has been under consideration by the Building Au- thority for the past few months.
The Building Regulations at pre- sent make no provision for enclos- ing balcony fronts; at the same time the regulations do not prohibit enclosure. This has led to confusion,
A circular letter on the subject has been circulated to all authorised architects in the Colony.
The circular letter reads as follows: "It is proposed to make some amendments to the Building (Plan- ning) Regulations 1956 which will allow
balconies projecting over streets and Crown land to be en- closed. The proposed amendments have been approved in principle and have the support of the Hong Kong Society of Architects,

However, since it will be some time before the new regulations can be brought into force it has been de- cided with effect from the date of this circular letter to accept

"On receipt of a properly com- pleted application for the necessary modification. permits will be grant ed in such cases subject to compli- ance with the following conditions:
(1) The wall enclosing such balcony shall be leemed to be an 'external wall' and
shall be designed as such; (2) Any walls dividing such balcony area shall be re- quired to have a Fire Resis- tance Period not less than that required for the walls dividing the main habitable rooms from which the bal- conies project.
"In addition to the conditions list- ed in para. 3(1) and (2), full com- pliance with all regulations will be required and in this connection your attention is drawn in particular to Regulations 14 and 26B of the Building (Planning) Regulations, 1956.
"Copies of this circular letter to the new size and more permanent form will be issued in due course."
TSZ WAN SHAN ESTATE
LEVEN blocks, each eight storeys
high, will shortly be built at the Tsz Wan Shan Resettlement Estate near the Diamond Hill area in Kow- loon to provide accommodation for some 10.600 people.

central corridor type and will be con- structed in the Sec. 'D' of the Estate.
The new buildings should be com- pleted towards the end of next year.
The Tsz Wan Shan Estate is being developed to provide eventually ac commodation for 160,000 people.
