The Humphreys Estate & Finance Co., Ltd. own some of the most attractive residential blocks of apartments in the Colony, and there is always, even under the most adverse conditions, a long waiting list of prospective tenants anxious to obtain accommodation in the flats and apartments con- trolled by this land investment firm. The firm's reputation for reasonableness and fairness, coupled with the fact that their buildings are always erected according to the currently modern standards, is an attraction which ensures a full tenancy for all their buildings. During the year two properties were purchased by the company on Peak Road adjacent to their other properties in that district. On one of these lots there is a block of flats known as "Luginsland," whilst on the other lot there is in course of construction a seven-story block to be known as Douglas Apartments.
Douglas Apartments, designed for Humphreys Estates by Mr. Alfred V. Alvares, of Messrs. Credit Foncier d'Extreme Orient, will be one of the most up-to-date residential buildings in the Colony. The site, on Peak Road, is the highest yet developed on the select Mid Level area. It was chosen for its unique position, delightful outlook and accessibility to the
city, at a level which will ensure extra coolness during the hot months while escaping the fog belt which so often covers the Peak,
The seven-storey building will comprise twenty flats, varying from two-room apartments to five-room family fats and will include two penthouses. In the basement will be twenty garages, a large furniture store for the convenience of residents and an incinerator, connected by chute with each apartment.
The two-room apartments in the centre unit of the build- ing consist of a spacious living room with dining alcove, a large bedroom with dressing closet, boxroom and bathroom. Long windows, reaching from ceiling height to within eighteen inches of the floor, fill the front wall across the width of both rooms, giving the effect of an enclosed verandah.
Four and five-room flats, specially designed to allow the maximum circulation of air and the most advantageous use of space by dispensing with unnecessary doors, feature the modern idea of the combined living/dining room.
