the part intended for the dining room. A spacious, tiled verandah measuring 9 ft. by 23 ft. opens from the living room. Light, airy bedrooms vary from 14 ft. by 17 ft. to 15 ft. 6 ina. by 17 ft.

Servants' quarters at the rear of the block consist of from one to three rooms and have separate kitchens, lava- tories, coal closets and dust chutes. A special feature is the wide, working verandah attached to each set of quarters.

All windows will be fitted with heavy-section metal frames, while wide eaves, projecting four feet over each side of the building, will protect the outwalls and windows during bad weather.

Among many other features of interest are the tiled bath- rooms, with built-in baths and the latest American fittings; the indirect lighting effects; the installation of hot-and-cold plumbing in all bathrooms, kitchens and pantries; and the two high speed lifts, one for passengers and one for service.

It is hoped to complete these apartments by the end of July, and it is interesting to know that they have all been let on four and five-year leases from the date of completion at rentals giving a fair return on capital invested.

There was some opposition from the shareholders to this building scheme but the gratifying demand for these apart- ments fully justified the Board's decision to proceed with the work.

The architect estimates that the complete cost of the building, including architect's fees and using only the best materials obtainable, will average under $3 per cubic foot.
