One enters each apartment through a small lobby in which a small lock-up boxroom has been provided into a living room-dining room combination of which the large verandah forms an important part. A 5 ft. corridor beyond the living room leads to the two bedrooms, each with bathroom attached, and a fair sized study. A door leads through the dining room directly into the pantry section of the kitchen. Entrance to the servants' quarters is beyond this pantry on to a servants verandah, around which is located the kitchen, lavatory and three bedrooms, which comprise the servants accommodation for each flat. A large drying room is also provided for each flat and is also located in this section.

The arrangement of the apartments on the 2nd, 3rd, 4th and 5th floors is similar to those on the lower floors except that one bedroom is smaller and there is no study. The two- roomed apartments on each of the six floors are identical. The two pent-house apartments are similar to the apartments just described except that the small apartments in front have been dispensed with and the verandah extended over this space divided into two sections to form a very delightful roof garden for each.

All windows have been fitted with heavy-section metal frames, while wide eaves, projecting four feet over each side of the building, will protect the outwalls and windows during bad weather,

Among many other features of interest are the tiled bath- rooms, with built-in baths and the latest American fittings; the indirect lighting effects; the installation of hot-and-cold

plumbing in all bathrooms, kitchens and pantries; and the two high speed lifts, one for passengers and one for service.

There Was some opposition from the shareholders originally to this building scheme but the gratifying demand for these apartments fully justified the Board's decision to proceed with the work. All apartments have been let on four and five year leases at rentals giving a fair return on capital invested.

The architect estimates that the complete cost of the building, including architect's fees and using only the best materials obtainable, will average under $3 per cubic foot.
