DEVELOPMENT typical of Am- erican suburbia has recently been completed in Taipei by United Builders, Ltd., a joint venture of Taiwanese and US companies.

Known as Union Villa II, the project consists of a self-sufficient apartment community complete with. parks, playgrounds, markets, schools and parking facilities. There is a total of 1,328 garden-style dwellings in 36 four-storey buildings. tually the project will be expanded to house some 20,000 people.

Each apartment has a living-dining room, two or three bedrooms, a kitchen, two baths, a maid's room and front and rear balconies. The architecture is simple and modern and is designed to harmonise with the surrounding land. Buildings are faced with imported Swedish stucco, with connecting walls made of native tile work. Malls, playgrounds and parks are carefully laid out to provide pleasant patterns of pools, trees and ornamental shrubbery.

Although the project is planned for further expansion, it will maintain a relatively low density factor; the present buildings occupy about 23 per cent, of the total area.

There are two features of Union Villa II which are unique in the Taiwan area. The community has its own sewage collection and treat- ment system and the site is unmarred by overhead power lines.

An underground and completely waterproof electrical distribution sys- tem. designed and manufactured by the Westinghouse Electric Interna- tional Co., has been installed. The transformers are located in precast underground vaults, placed between the buildings and behind decorative tile walls, a grate on top of the vault giving access for servicing and main-

tenance.

All the equipment is water-tight and completely submersible necessary provision in Taipei which is subject to heavy rains and flooding during the monsoon season.
