The distriot registries which are or may be established under the provisions of the Supreme Court of Judicature Act, 1878, shall be deemed to be auxiliary to the Land Transfer Board, and the district registrars thereof and their deputies shall perform such duties in respect of any of the provisions of this Act, as the Lord 8 Chancellor may by order direct, and there shall be paid to any such district registrars or their deputies whose duties may be increased by reason of this Act such additional remuneration as the Commis- sioners of Her Majesty's Treasury may, with the concurrence of the Lord Chancellor, award.

The expression "Land Transfer Office" shall include the office in London and all other offices under the control of the Land Transfer Board; and in the construction of the principal Act the expression "Land Transfer Office" shall be substituted for the expression "office of land registry ” or “land registry office,” and all business 15 hitherto transacted in the office of land registry shall be trans- acted in the Land Transfer Office.

The Lord Chancellor may from time to time, with the concur- rence of the Commissioners of Her Majesty's Treasury where such concurrence is by this section required, rescind, amend, or 20 add to any order made by him in pursuance of this section.
Obligation to Register Land.
2. Her Majesty may by Order in Council declare that on and after a day, to he specified in such Order, and in this Act referred to as "the appointed day," the registration of the transfer 25 of land in any such land transfer district as is in this Act mentioned, is to be compulsory in manner and to the extent in this Act mentioned, and on and after such day the conveyance or transfer, on the occasion of any sale, mortgage, settlement, or otherwise, also the devise by will of the fee simple in possession of any unregistered 80 freehold land situate in any such district as aforesaid, or of the whole estate in any unregistered leasehold land situate as aforesaid, shall operate only as a contract, and shall not pass any estate in the land, and the costs of any such conveyance shall not be allowed on taxation.

8. On and after the appointed day, where, by any order of the High Court of Justice, any sale of the fee simple in possession of freehold land or of the whole estate in any leasehold land situate in any such land transfer district is directed to be made, the court shall cause the title to be examined by the conveyancing counsel of 40 the court, and shall by its order direct the purchaser to be registered as proprietor of the land, with an absolute, qualified, or possessory title, as the court may think just.
