Always difficult to judge when is best time to buy.

Markets go

up and down, and what might have seemed right three or four years

ago might not be right now.

In any event, still considering relative costs/merits involved in buying and leasing. Also considering whether all HMG functions

should be in one building or dispersed.

Costs involved in building would be very major expenditure:

clearly right to explore any options very thoroughly.

HMG'S PLANS ON FUTURE CONSULATE-GENERAL?

We are planning for suitably prestigious, well-located building

that will symbolise our continuing interest in, and commitment to,

Hong Kong.

Have had discussions with Hong Kong Government about possible

sites. Also in touch with developers.

Will press ahead with considering all possible options. But no

decisions taken yet.
