It can be seen from Annex B that the sites have been purchased over a period of years, in some instances prior to the formation of the av Corporation. In all cases, full market value at the date of acquisition was paid out. In two cases in particular, 796-802 Nathan Road and 197-209 Sai Yeung Choi Street, substantially greater sale prices would have been realised as a result of the marriage of a number of individually owned sites into larger units. It is felt that any such enhancement in value should accrue to Government!"

Lactobrgrosal It is, however, considered inequitable that, because of the
bordelays, the Corporation should pay the current full market value which
would result in a substantially higher premium than that which would have been chargeable, in line with the principles set out in Annex B tos/ memorandum XCC(75) 45 (Enclosure to Annex A), at the date of si mi acquisition of the land or when it could have been first conveyed to the Corporation. Accordingly, it is proposed that a premium equivalent to the acquisition costs or the value as at 26th September 1975 (when the MTRC became a legal entity), whichever is the higher, be charged. The following table compares the proposed grant sites in terms of the cost of acquisition and full market value of the bare sites free of MTR structures as at 26th September 1975 and 26th January 1979. The price to the Corporation is underlined.
