Areas for development.

An overall development plan for Shenzhen

has not yet been produced by the Chinese authorities. However, the following areas (see Map: Annex D) seem to have been officially designated for

specific types of development.

(a) Mirs Bay. Hong Kong developers have expressed an interest

in exploiting the fine, wide beaches around the Bay. Whilst

most of the projects are still at the planning stage, one small beach resort (unimaginative in design and extremely

spartan in comfort) has been built in a bay near Yantian (Annex D ref. (a)). Also planned is a yacht marina at

Xizhong on the southern tip of the Dapeng Peninsula, to

be developed by Goodyear Esites of Hong Kong.

Garden".

(b) Central Reservoir/Meisha area. This area, immediately to

the east of the town, close to Shenzhen Reservoir has been

allocated for tourist recreational and residential

development. Seven housing estates are currently under construction in the area. The Donghu and Zhuyuan ("Bamboo

Annex D ref. (b)) Hotels are located within this

area as is the tourist centre and restaurant at the Reservoir

itself (Annex D: ref (c)). Close to the Zhuyuan Hotel, also

alongside the Shenzhen - Sha Tau Kok road, is a housing development constructed and managed by the Hong Kong Millies group (Annex D: ref. (d)). As at 4 June, the whole of the second phase of the development (some 216 flats) had already 'been sold. The average purchase .price of a two-bedroomed

flat was HK$140,000.
