On 8th March 1977, having considered memorandum XCR(77)65, Honourable Members advised, and the Governor decided, that 69, 224 square feet of land at Hung Mui Kuk, Sha Tin, New Territories was required for a public purpose, namely to implement the construction of the second carriageway and the interchange of the Lion Rock Tunnel Road, Resumption of the land was accordingly ordered.

The Director of Public Works has now requested the acquisition of a further 238.3 m2 (2,565 square feet) of land at Hung Mui Kuk, Sha Tin in connection with construction of the interchange. The general location of the land to be resumed is shown coloured orange on the identification plan at Annex A. This project forms part of the Sha Tin New Town Stage I Development and is included in Category A of the Public Works Programme. The 238,3 m2 is part of Lot No 856 in Demarcation District 182. The lot, which was granted in exchange for Letter B entitlement before the detailed requirement for the interchange was known, is in building status and, therefore, technically the land to be resumed is building land. How- ever, it forms only a very small portion of the garden/amenity area of the parent lot and as building plans have been approved and develop- ment work is in progress, it is most unlikely that the building potential of Lot 856 will be adversely affected within the current lease term by this resumption. Accordingly, because of its lack of development potential and its shape, it is considered that this 238.3 m2 can only have a nominal value and for estimate purposes a figure of $5 per square foot (average agricultural land values used recently in the Sha Tin Layout for resumption purposes) has been placed on the land, making a total compensation of $12, 825. No structures or families will be affected by this resumption and clearance will not involve payment of any compensation except for the land. Funds for this purpose are available under Head 70 Sub-head 801,
