(b) No part of any structure to be erected on the lot shall exceed a height of 9.5 metres above the mean formation level of the lot.
(17)
Subject to these Conditions, upon development or redevelopment of the lot or any part thereof, any such building or buildings shall in all respects comply with the Buildings Ordinance, and the Dangerous Goods Ordinance any regulations made thereunder and any amending legislation or any regulation laid down by the Secretary of State for Defence.

The purchaser shall not install or use on the lot or any part thereof or in any building or buildings erected on the lot any machinery, furnace, boiler or other plant or equipment or any fuel or method or process of manufacture or treatment which might in any circumstances result in the discharge or emission, whether aerial or otherwise, on or from the lot or any part thereof or from any building or buildings erected thereon of any noxious, harmful or corrosive matter, whether it be in the form of gas, smoke, liquid or solids or otherwise, and which shall in the opinion of the Director of Public Works be excessive in or unnecessary for the proper use and enjoyment of the lot by the purchaser for the purpose for which the lot is sold.
(b) The purchaser shall comply with and observe all Ordinances, bye-laws, regulations and rules for the time being in force in Hong Kong and governing the control of any form of pollution (including noise pollution), whether aerial or otherwise, and the protection of the environment.
(19) The purchaser shall not assign, mortgage, charge, demise, underlet part with possession or otherwise dispose of the lot or any part thereof or any interest therein or any building or part of any building thereon or enter into any agreement so to do.
(20)(a) The purchaser shall have no right of access to the sea from the lot except from Rowes Wharf as shown on the plan annexed hereto, PROVIDED always that, for the purpose only of facilitating the development of the lot, the purchaser may apply to the Commissioner of Mines and the Director of Public Works for additional rights of temporary access to the lot and such additional temporary rights may be granted by the Commissione r of Mines and the said Director at such locations, for such periods and upon such other condit ions as they shall in their absolute discretion specify.
(b) The maximum load permissible on Rowes Wharf should not exceed 11 kilonewton per square metre plus 2 wheel loads of 100 kilonewtons each and at no time shall the quantity of explosive on or at Rowes Wharf be allowed to exceed 6000 kilogrammes.
(c) The purchaser shall, at his own expense and to the satisfaction of the Director of Public Works, remove any earth, debris and spoil of whatsoever nature which may be dumped on the seabed at Rowes Wharf.
