was made available for the redevelop ment scheme to be carried out with private participation. In addition, the Park Road project was required to rehouse some of the people affected by renewal work in another sector and also to accommodate a creche relocated from the adjacent New Market Road. The idea behind the Park Road scheme is interesting in that it com- bines rehousing with a first exercise in large scale relocation of commercial uses in the central area. Shops and eating stalls are relocated in essentially the same area but in much better and more hygenic conditions; thus the minimum social disruption and phy- sical inconvenience has been caused.

Design

The design concept is based on 'strata zoning' with the multi-use re- quirements integrated within a single

complex. There are three main elements the podium, the open deck and the slab block, which are all linked vertical- ly by lifts and stairs.

The three-storey podium incorpor- ates the commercial uses comprising shops of various sizes related to diverse needs and capabilities. Food and drink shops are located on the ground floor, grouped around public spaces with tables and chairs for eating. The two upper floors are devoted to shops sell- ing textiles and sundry goods including some servicing trades such as locksmith and repair facilities.

Three vertical shafts punctuate the podium, terminating at ground floor level to form landscaped courts. These shafts and courts provide natural light and through ventilation as well as visual continuity to the internal circulation spaces. Shops in the building selling cooked food are ventilated by central

mechanical extract systems.

The roof of the podium forms an open deck which acts as a buffer be- tween commercial areas and living areas. On this deck is located the creche with its own landscaped play area and wading pool for toddlers. The deck level is also used for recreational activities, a kindergarten and other community facilities, so serving as a transition from public to private spaces.

The five-storey residential slab block rises above the deck and houses 90 two- room apartments of 470 sq. ft. each and 40 three-room apartments of 614 sq. ft. The slab block is set back from the podium so that a positive open space to the living areas is ensured when surrounding high rise buildings are developed.
