Island site

The St. George's Building is located on Marine Lot 286, a rectangular island site 160ft. x 75ft. bounded by three streets and a 15ft. wide private lane adjoining Union House. It has 26 storeys, including one basement, and has one set back at 12th floor level on two sides, Chater Road and Ice House Street. On the third side facing the harbour, the developers were permitted by Government to erect an unbroken facade to the full height.

Demolition of the old St. George's Building, which stood on the water- front site for 60 years, was completed in November 1965 and excavation commenced in December 1965. It took almost a year to remove the old foot- ings plus a huge rubble mound before piling to foundations could commence.

Some 500 in-situ concrete piles were driven to depths up to 90ft. to support the foundations. This work was completed in January 1967 and con- struction of the raft foundation was completed in April 1967.

The frame of the building is in structural steel, which was chosen as it allowed wide spans internally and flexi- bility of partitioning layouts in the tenants' offices. The steelwork was supplied by Redpath Brown & Co. Ltd., UK, and was erected by Steel Structures Ltd., Hong Kong. Steel erection began in March 1967 and was finished in June 1967.

Erection of the reinforced super- structure and brick infilling began in August 1967 and the whole building was virtually complete, apart from some special finishing works, by March

this year.

Accommodation

The building contains a total floor area of about 250,000 sq. ft., each of the lower floors having a gross floor area of 12,000 sq. ft. and the set-back floors about 8,500 sq. ft. each.

The accommodation is divided into four distinct groups of tenants the main areas of office space, the Bank of America, the American Club on the 12th and 14th floors (there is no 13th), and shops on the ground floor.

In adapting the premises for multi- ple occupancy, the owners have intro- duced for the first time in Hong Kong the American concept of comprehen- sive service facilities, at an inclusive ren- tal charge, combining the three separate elements of pure rental, an air-con-
