WITH rising building costs and
rising rents in Hong Kong there is every incentive to the archi tect and the landlord to plan housing developments compactly so that every inch of room on the Colony's tight sites is used efficiently and to the
utmost.
It is in the interior planning of these housing developments, particu larly for those who cannot afford the rents which have to be charged for more spacious acrommodation, that the architect has to use his ingenuity to the utmost. He has to provide good access, by lift when the building is above a certain height, and yet not allow too much of the space on each floor to be given over to this need. The result can be a small but efficient dwelling unit or it can be a hutch giving little beyond a roof over the tenants' heads.

An example of efficient develop. ment is the eight storey block at 2 and 4 Victory Avenue, Kowloon, designed by Mr. C. C. Wong, work on which is expected to begin later this year.
The new block will take the place of two existing three-storey houses, which will be demolished, on a site measuring 1.378 square feet. Roofed. over area of the new block will be 911 square feet, leaving 467 square feet open space on the site.
The ground floor will be occupied by two shops with storerooms in the rear. On each of the other seven floors. the top two being set back. will be four compactly designed domestic units, each with its own kitchen and bathroom, and, not least important, its own front door, served by two staircases, a lift and a lobby.
On each floor the two flats facing on to Victory Avenue will have a living-dining room, a kitchen, a bathroom, a bedroom and a balcony, with a total area of about 500 square feet. At the rear the flats will consist of a living-bedroom with bathroom and a kitchen with an area of about 300 square feet. All floors will be of teak parquet and the bathrooms will have a glazed tile dado four feet
