recently completed apartment building at 51 Wong Nei Chong Road, Hong Kong, shows what can be done not only to overcome the problem of a long narrow site, but how to take advantage of it.
The owners, Luen Shen Invest- ment Co., Ltd., wanted maximum use made of the 63 feet wide and 180 feet deep site.
This could have meant a 10 storey building abutting the street and oc- cupying about 66 per cent of the site. However, poor lighting, and ventila- tion and space wasting long corridors would have resulted.
Instead, by setting back the build- ing on all sides 20 to 30 feet in the front and rear and seven and a half feet at the sides - the building coverage was decreased to 45 per cent. This gave a building area of about 4,800 square feet; just the right size to provide four three- bedroom apartments to a floor.
And, just the right area and dis- tance from the street to comply with building regulations permitting a 15 storey building.
So, although the volume is rough- ly the same as for a 10 storey build- ing, the space has been utilised much better.
