200 feet above the beach of Repulse Bay, Hong Kong. Repulse Bay Towers occupies a commanding site of which advantage has been taken to give each of the 56 apart- ments and two penthouses in the 15 storey building an unimpeded view of the sea and islands beyond the beach.

Access to the apartments, whose postal address is 119A Repulse Bay Road, is by a service road which winds along the hillside behind the service road to the older Repulse Bay Mansions which stand below the new block. The site occupies 90,000 square feet and the whole block is 260 feet long. The walk down to the beach takes about 10 minutes.

Feature of Repulse Bay Towers is the planning of the apartments so that each has its accommodation

split into four half-storey levels,

giving the effects of a house with the economical advantages of an apart- ment. Entrance from the lift lobby is to the living and dining room level. The kitchen and servants' quarters on down half a storey, two of the bedrooms are up half a story from the entrance level, and the master bedroom, dressing room, and another room that can be used either as a guest bedroom or as a study is up yet another half level. The master bedroom has its own bathroom and another bathroom serves the other two bedrooms.

Access to the servants quarters is from a service corridor running the length of the building at the appro- priate level, and the whole lay out is such that should there be an inter- ruption in the service of any pas senger lift. the lay out of the building allows access from any other left. There are separate passenger four and service two lifts.

Another thoughtful piece of plan- ning is that rooms likely to be occupied by children are set away from the main living quarters to eliminate noise and disturbance.

The whole of the ground floor under the block is occupied by car ports, one of which is allocated to each apartment. Terraced gardens and a children's play area are avail- able to all apartinent owners

As the whole block stands on the rock formation of the hills of Repulse Con. Bay no piling was necessary. struction is of reinforced concrete sheer wall and flat slab, with its added advantage of having no beams to break the ceilings in the rooms of of the apartments. External walls are nine inch red brock, and inter- nal walls three inch red brick, all in cement mortar.

External finishes are in colured

for the front eleva- except tion which is in terracotta facing tiles and glass mosaic. Floors of living, dining and bed rooms are one inch teak parquet. The ronof is of built up asphalt felt roofing finished with a layer of cement tile.

Each apartment has its own bal- cony leading from the living room, and during the summer the alum inium framed sliding and folding glass doors can be completely re- tracted to mae a larger area.

All bedrooms have a built in closet fitted with hanging rods, show racks and cabinets with drawers. There is also a box room with rack for cases.

Bathrooms have coloured apron bathtubs, W. C. and lavatory basin. Walls are covered with coloured glazed tiles to the ceiling; the floors are covered in mosaic tiles and there are electric water heaters.
