This is a block of fourteen flats to house the staff of B.O.A.C. It is built on the site of a block that had been destroyed by shell-fire or bombing during the Japanese attack on Hong Kong.
The property was purchased by B.O.A.C. from Mr. S. L. Yuen during the short period when real estate prices in Hong Kong had dropped well below their peak and before the sudden rise caused through the recent threat of a fur- ther influx into Hong Kong from the North. Due partly to this favourable purchase and partly to the help of the architect in in keeping down costs, B.Q.A.C. will be able to house their staff at an unusually low cost per cube foot of accommodation.
Mr. Mok has had several difficulties with which to con- tend. Firstly, the new owners did not acquire the property until after Mr. Yuen had commenced building and the new design had to incorporate the already constructed founda- tions and walls. The rear aspect of the building, compris- ing the servants' quarters, had to be carefully designed as this is in full view of Stubbs Road and well above the ground floor level of the building.
The south-west orientation is not ideal but to keep costs down the old site was followed instead of incurring expense in new site formation to get a more southerly aspect.
The present approach path is to be widened to take motor traffic from Stubbs Road to the garages in the base- ment. The construction is reinforced concrete frame with brick panels and stucco finish.
The architect's original design was for a three-storey building, amended later to two storeys with provision for a third storey to be added later.
