'HE Sungei Pari Towers, a low cost housing project, was de- signed for the Municipality of Ipoh. using funds from the Central Govern- ment of Malaysia. It is located on a site of about 11 acres, bounded on the west by the Pari River and on the north by Gurdwara Road, off Silibin Road.

The design comprises a 15-storey tower block containing 112 flats and ten four-storey blocks containing 276 flats. There are also 20 shops on the ground floors in these buildings.

Cost of the project, excluding con- crete piling to the multi-storey flats. is approximately M$2.5 million.

It is the Central Government's low cost housing policy that these flats should be rented out to the public at not more than M$50 per month. The scheme is expected to be completed some time in October, 1965.

Open Balconies

The density is 37 units of flats to an acre, or 222 persons to the acre. The density can be increased if the large open space on the site is also used for buildings.

Inclusion of lifts and other com- mon facilities to the multi-storey flats will raise the cost of the scheme. For this reason, it was decided to construct only one block of 15-storey flats. The maximum height allowed for a building without lifts under the provision of building ordinance is

four-storeys. It was also decided to have ten blocks of four-storey flats to make up a complete low cost development.

The buildings are designed in such a way that all living rooms and bed- rooms face south and north, and in view of the tropical climate, open balconies are provided in each flat.

There are three varieties of flats-- two-bedroom (365 sq. ft.

units), three-bedroom (487 sq. ft.

184 units) and four-bedroom (654 sq. ft. 12 units.)

The 15-storey block consists of structural walls, while the four-storey

blocks comprise beams and columns with hollow-block infill panels. Spacing of structural walls and columns is 12 ft. from centre to cen- tre.

15-Storey Building

In the 15-storey block, the internal planning is identical to that of the four-storey buildings. The vertical ac- cesses comprise two staircases, one on each end of the building and two lifts.

The capacity of each lift is 13 pas- sengers and the speed is 160 ft. per
