and twenty-one double bedrooms, afford. ing accommodation at present for sixty persons. The price paid includes furni- ture, licen, cutlery, bedding and every- thing required for the running of the hotel. On the estate there is housing for employees, garage and stables, large vegetable and fruit gardens, and, in fact. everything one could require. As regards railway facilities, there are fast throughy trains to the City, and either Baker Street or Marylebone can be reached in twenty minutes: also the hotel bus ser- vice connects with business trains. Al- though only some fourteen miles from London, the hotel is situated in the very heart of one of the best goling centres, with Moor Park, Sandy Lodge, Oxhey and Northwood courses within ten minutes by motor, and in this connection negotiations are in progress with the officials of the clubs in question, and arrangements are being roade whereby visitors from abroad will be able to obtain exceptional facili ties. In the grounds of the hotel there is also a nine-hole course with other facilities for recreation, such as tennis and Badminton.

Later on it will be necessary, perhaps, to extend the bedroom accommodation in order to put it on a still more up-to-date busis, and with that idea Mr. Anderson, of 0, Stratton Street, is preparing plans.

CLOSER ESTIMATING. PLAN TO SAVE TAXPAYER MONEY.

The third report of the. Select Com mittee on Estimates, appointed by the Imperial Government last year, dealing with building programmes presented oy the Office of Works, such as Labour dis putes, which are outside the control of the Department, says:

Each year a demand is made upon the tax-payer which subsequent experience proves to be unnecessary.

In presenting these estimates; the full programme might be stated, and, frum. the total so reached, a deduction of 60 per cent. could be made for unforescen delays.

Should it happen that, owing to the absence of such delays, the funds so placed at the disposal of the Department became exhausted, grants as requisite could be made.

Such a change should result in closes estimating and therefore in a saving to the tax payer.
