THE PLAN ALSO PROPOSES TO INCLUDE A SALT WATER SERVICE RESERVOIR AT JORDAN VALLEY, A SALT WATER PUMPING STATION AT SHUM WAN SHAN, AN INDOOR GAMES HALL AT KAI LOK STREET, AN INDOOR RECREATION CENTRE AT SHUN LEE TSUEN ROAD, A MULTI-STOREY CAR PARK ADJACENT TO CHOI HUNG MTR STATION, AND SEVERAL PRIMARY AND SECONDARY SCHOOLS.

EXISTING INDUSTRIAL DEVELOPMENTS ON THE PLAN ARE MAINLY LOCATED ALONG WAI YIP STREET AND ADJACENT TO KWUN TONG INDUSTRIAL AREA. NEW INDUSTRIAL DEVELOPMENTS ARE TO BE CONCENTRATED IN AN AREA SURROUNDED BY KAI CHEUNG ROAD, KAI FUK ROAD AND WAI YIP STREET.

THESE SITES ARE PERMITTED FOR GENERAL INDUSTRIAL USES, SERVICE TRADES AND WAREHOUSES. A TOTAL OF 29.5 HECTARES OF LAND HAS BEEN ZONED FOR THE PURPOSE.

SIXTY-SIX HECTARES OF LAND HAS BEEN ZONED FOR COMMERCIAL AND RESIDENTIAL USES OR A MIXTURE OF BOTH. A NUMBER OF COMMERCIAL SITES ARE LOCATED IN KOWLOON BAY INDUSTRIAL AREA WITH A VIEW TO PROVIDING A LIMITED RANGE OF FACILITIES, INCLUDING BANKS, OFFICES, RESTAURANTS, FAST FOOD SHOPS AND RETAIL SHOPS FOR WORKERS.

A SITE CENTRALLY LOCATED AT KOWLOON BAY INDUSTRIAL AREA, BOUNDED BY WANG CHIU ROAD, SHEUNG YUET ROAD, SHEUNG YEE ROAD AND LAM FUNG STREET, HAS BEEN DESIGNATED FOR COMMERCIAL USE WITH A PUBLIC TRANSPORT TERMINUS.

THE SPOKESMAN SAID A MAJOR ROAD LINK WAS ENVISAGED THROUGH KOWLOON BAY AREA TO CONNECT THE PROPOSED TATE'S CAIRN TUNNEL TO THE EASTERN HARBOUR CROSSING. THE ALIGNMENT WOULD BE DETERMINED BY THE FINDINGS OF FURTHER STUDIES.

IN VIEW OF THE DEVELOPMENT IN JORDAN VALLEY AREA, A NEW ROAD HAS BEEN PROPOSED TO EXTEND CHOI HA ROAD TO LINK WITH CHUN WAH ROAD, THUS PROVIDING AN ALTERNATIVE ROUTE TO NORTH KWUN TONG WHICH WOULD HELP TO RELIEVE TRAFFIC CONGESTION ON NGAU TAU KOK ROAD.

WRITTEN OBJECTIONS TO THE DRAFT OUTLINE ZONING PLAN SHOULD BE FORWARDED TO THE SECRETARY OF THE TOWN PLANNING BOARD BY OCTOBER 21.
