THE PRIMARY AIM OF THE BMCT WAS THEREFORE TO EFFECT IMPROVEMENTS IN THE MANAGEMENT OF PRIVATELY OWNED MULTI-STOREY RESIDENTIAL BUILDINGS IN THE DISTRICT.
THE TEAM ALSO CO-ORDINATED INTER-DEPARTMENTAL EFFORTS TO ENFORCE EXISTING LEGISLATION RELATED TO BUILDING CONTROL, HE SAID.
THIRTY BUILDINGS, REPRESENTING A CROSS-SECTION OF MISMANAGED BUILDINGS IN THE DISTRICT, WERE CHOSEN IN CONSULTATION WITH THE DISTRICT BOARD FOR IMPROVEMENT ACTION. SO FAR THE BMCT HAD EFFECTED 84 IMPROVEMENT WORKS TO THESE BUILDINGS IN COLLABORATION WITH THE BUILDING MANAGEMENT ORGANISATIONS AND GOVERNMENT DEPARTMENTS CONCERNED.
BESIDES CONDUCTING REGULAR INSPECTIONS, THE TEAM ALSO INFORMED THE MANAGEMENT BODIES OF THE 30 BUILDINGS OF THE PROBLEMS AND MATTERS REQUIRING THE IR ATTENTION, ADVISING THEM OF POSSIBLE IMPROVEMENT MEASURES AND ENCOURAGING THEM TO TAKE POSITIVE ACTIONS TO TACKLE THE PROBLEMS.
SINCE ITS INCEPTION, THE TEAM HAD HAD REGULAR MEETINGS WITH THE BUILDING MANAGEMENT BODIES AND HAD ORGANISED EIGHT EDUCATIONAL SEMINARS FOR THE RESIDENTS.
+ IMPROVEMENTS HAVE ALREADY BEEN MADE BY A NUMBER OF OWNERS CORPORATIONS AND MUTUAL AID COMMITTEES ON THE CLEANLINESS, SECURITY, FIRE SAFETY, MAINTENANCE AND MANAGEMENT OF THE BUILDINGS,+ MR CHENG SAID.
OF THE 30 TARGET BUILDINGS, SUBSTANTIAL IMPROVEMENT HAD BEEN OBSERVED ON EIGHT BUILDINGS WHILE THE MANAGEMENT BODIES OF ANOTHER FIVE BUILDINGS WERE ACTIVELY CONSIDERING MAJOR MAINTENANCE WORKS TO THE IR BUILDINGS AT COSTS RANGING FROM $100 000 TO $1.6 MILLION, HE SAID.
SINCE MAY THIS YEAR, 15 MORE BUILDINGS HAD BEEN UNDER THE INSPECTION OF THE TEAM AND MIGHT BE INCLUDED TO THE LIST OF TARGET BUILDINGS.
+WE HOPE TO EXPAND THE LIST OF TARGET BUILDINGS AND TO RENDER ASSISTANCE TO ANOTHER 50 MISMANAGED BUILDINGS IN 1986-87,+ MR CHENG SAID.
OTHER ACTIVITIES PLANNED FOR THE YEAR INCLUDE VISITS BY OWNERS CORPORATIONS AND MUTUAL AID COMMITTEES TO SOME WELL-MANAGED PRIVATE BUILDINGS BOTH WITHIN AND OUTSIDE YAU MA TEI DISTRICT TO ENHANCE LIAISON AMONG MANAGEMENT ORGANISATIONS AND TO SHARE THEIR EXPERIENCE IN BUILDING MANAGEMENT.
