GOVERNMENT HAS NO PLANS TO REGULATE PROMOTIONAL MATERIALS USED BY PROPERTY DEVELOPERS BUT IS CONCERNED THAT PROSPECTIVE PURCHASERS OF UNITS IN UNCOMPLETED BUILDINGS SHOULD BE GIVEN CORRECT AND SUFFICIENT INFORMATION REGARDING THE SIZE OF UNITS, THE SECRETARY FOR TRADE AND INDUSTRY, THE HON ERIC HO, SAID IN THE LEGISLATIVE COUNCIL TODAY (WEDNESDAY).

REPLYING TO A QUESTION BY THE HON SELINA CHOW, MR HO SAID RELEVANT GOVERNMENT DEPARTMENTS HAD ACTIVELY PARTICIPATED IN

A STUDY INITIATED BY THE CONSUMER COUNCIL TO DEFINE +SALEABLE AREA+ OF UNITS AND PROMOTE ITS USE AS THE STANDARD METHOD OF MEASURING THE FLOOR AREA OF UNITS IN UNCOMPLETED BUILDINGS OFFERED FOR SALE.

+AS A RESULT, THE REGISTRAR GENERAL'S DEPARTMENT HAS NOW ADOPTED A STANDARDISED DEFINITION OF +SALEABLE AREA+,+ HE SAID.

+THIS DEFINITION WILL IN FUTURE BE INCLUDED IN THE STANDARD FORM OF SALE AND PURCHASE AGREEMENT WHICH DEVELOPERS ARE REQUIRED TO USE AS ONE OF THE CONDITIONS ON WHICH THE REGISTRAR GENERAL WOULD GIVE HIS CONSENT FOR PERMISSION TO DEAL BEFORE THE ISSUE OF THE CERTIFICATE OF COMPLIANCE.+

ASKED WHETHER THE BUILDINGS ORDINANCE OFFICE WAS RESPONSIBLE FOR ENSURING THAT ALL STRUCTURAL PARTITIONS WERE FIT FOR THEIR CLAIMED PURPOSES, MR HO SAID BEFORE APPROVING PLANS SUBMITTED FOR NEW BUILDINGS, THE BUILDINGS ORDINANCE OFFICE ENSURED THAT MINIMUM HEIGHT REQUIREMENTS WERE MET, WALLS STRUCTURALLY SOUND AND ROOMS HAD ADEQUATE LIGHTING AND VENTILATION IN ACCORDANCE WITH THE BUILDING (PLANNING) REGULATIONS.

+THESE REGULATIONS DO NOT HOWEVER SPECIFY MINIMUM FLOOR AREAS FOR ROOMS,+ MR HO ADDED.
