AREAS TO THE SOUTH OF ROBINSON ROAD, AND BETWEEN PARK ROAD AND KOTEWALL ROAD, AND THE AREA AROUND GARDEN ROAD - MAGAZINE GAP ROAD ARE ZONED RESIDENTIAL (GROUP B) WHICH ARE PREDOMINANTLY FOR RESIDENTIAL USE AND ANY COMMERCIAL DEVELOPMENT WOULD REQUIRE PERMISSION FROM THE TOWN PLANNING BOARD,

THE SPOKESMAN SAID THE PLAN WOULD ALSO BRING SPECIAL CONTROL AREAS, DESIGNATED BY THE LAND DEVELOPMENT POLICY COMMITTEE, UNDER STATUTORY PLANNING CONTROL.

THESE AREAS HAVE NOW BEEN DESIGNATED RESIDENTIAL (GROUP C) IN THE PLAN, AND ARE AT THE SOUTH OF THE WESTERN SECTION OF ROBINSON, CONDUIT AND PO SHAN ROADS, AND ON BOTH SIDES OF MACDONNELL ROAD.

THIS ZONE IS PRIMARILY FOR RESIDENTIAL USE AND PERMISSION FROM THE BOARD WOULD BE NEEDED FOR ANY COMMERCIAL DEVELOPMENT. HOWEVER, THIS ZONE IS SUBJECT TO MORE SPECIFIC CONTROL ON BUILDING HEIGHT AND MAGNITUDE IN ORDER TO MAINTAIN THE CHARACTER OF EXISTING AND PLANNED DEVELOPMENTS.

THESE RESIDENTIAL DEVELOPMENTS ARE SERVED BY GOVERNMENT- INSTITUTION-COMMUNITY FACILITIES SUCH AS COMMUNITY CENTRES, CHURCHES AND SCHOOLS.

A GOVERNMENT PROJECT IS PROPOSED IN THE AREA FOR A JOINT- USER BUILDING TO ACCOMMODATE A POST OFFICE AND OTHER URBAN COUNCIL FACILITIES NEAR THE JUNCTION OF CAINE ROAD AND SEYMOUR ROAD.

THE SITE OF THE FORMER BRITISH MILITARY HOSPITAL IN BARKER ROAD IS ZONED FOR DEVELOPMENT AS AN OPEN SPACE. TWO COMMERCIAL SITES AT MAY ROAD AND NEAR THE JUNCTION OF GARDEN ROAD AND MACDONNELL ROAD ARE RESERVED FOR THE POSSIBLE DEVELOPMENT OF SMALL SHOPPING CENTRES TO SERVE RESIDENTS IN THE VICINITY.

+DURING PREPARATION OF THIS OUTLINE ZONING PLAN, THE BOARD MAINTAINED CLOSE CONSULTATION WITH THE DISTRICT BOARD WHOSE COMMENTS WERE TAKEN INTO CONSIDERATION, THE SPOKESMAN SAID.

HE SAID THE PLAN COULD BE INSPECTED AT THE TOWN PLANNING DIVISION, LANDS DEPARTMENT, 4TH FLOOR, MURRAY BUILDING, GARDEN ROAD, HONG KONG, CENTRAL AND WESTERN DISTRICT OFFICE, PUBLIC ENQUIRY SUB-OFFICE, CENTRAL GOVERNMENT OFFICES, WEST WING ENTRANCE, HONG KONG; AND ALSO AT CENTRAL AND WESTERN DISTRICT OFFICE, GROUND AND 11TH FLOORS, HARBOUR BUILDING, 38 PIER ROAD, CENTRAL, HONG KONG.

ANY PERSON AFFECTED BY THE PLAN COULD SUBMIT OBJECTIONS IN WRITING TO THE SECRETARY OF THE TOWN PLANNING BOARD, C/O LANDS DEPARTMENT, 4TH FLOOR, MURRAY BUILDING, GARDEN ROAD, HONG KONG, BEFORE APRIL 14, 1986.
