PHASE ONE OF THE REDEVELOPMENT SCHEME IS SCHEDULED TO START IN MID-1987 AND OCCUPANTS OF BUILDINGS AFFECTED BY THIS PHASE WILL BE RESETTLED BY EARLY 1987.

IT IS INTENDED THAT ELIGIBLE RESIDENTS OF THE AREA WILL BE ACCOMMODATED EITHER IN THE REDEVELOPMENT OR IN HOUSING SOCIETY DEVELOPMENTS IN HUNG HOM, KWUN TONG GARDEN ESTATE, KAY TAK JUEN ESTATE AT TSUEN WAN BAY AND JUNE GARDEN AT TAI KOK TSUI.

OCCUPANTS OF TENEMENTS IN THE SIX STREETS WILL BE GIVEN THE OPTION OF BUYING FLATS IN THE NEW DEVELOPMENT OR IN OTHER HOUSING SOCIETY SCHEMES.

ELIGIBLE COMMERCIAL TENANTS OF THE BUILDINGS WILL BE GIVEN CASH COMPENSATION IN LIEU OF REHOUSING.

+THE MOVE IS PART OF GOVERNMENT EFFORTS TO IMPROVE THE AREA AND UPGRADE THE ENVIRONMENT,+ CHIEF ESTATE SURVEYOR MR ALBERT SO SAID.

+THE PROJECT, WITH THE EXPERTISE AND EXPERIENCE OF THE HOUSING SOCIETY, WILL PROVIDE IMPROVED ACCOMMODATION AND MUCH-NEEDED OPEN SPACE WITHIN EASY ACCESS OF LOCAL RESIDENTS.+

THE 75-YEAR NON-RENEWABLE LEASES ON BUILDINGS IN THE SIX STREETS AREA EXPIRED IN 1971 AND IN APRIL 1980 GOVERNMENT TOOK OVER DIRECT MANAGEMENT OF THE BUILDINGS. AT THE TIME EX-GRATIA PAYMENTS WERE OFFERED TO THE FORMER OWNERS.

NINE LOTS OF LAND WHICH WILL BE AFFECTED BY THE REDEVELOPMENT ARE STILL IN PRIVATE OWNERSHIP AND THESE WILL BE RESUMED BY THE GOVERNMENT.

IN AGREEING TO ACCEPT THE HOUSING SOCIETY'S REDEVELOPMENT PLANS FOR THE AREA, THE EXECUTIVE COUNCIL REJECTED A PETITION SUBMITTED BY SOME FORMER OWNERS OF PROPERTY IN THE SIX STREETS AREA FOR REGRANTS OF THE IR LEASES,

THE EXECUTIVE COUNCIL CONSIDERED THAT A COMPREHENSIVE REDEVELOPMENT SCHEME WAS NEEDED FOR THE AREA. PAST EXPERIENCE HAD SHOWN THAT A REDEVELOPMENT OF THIS MAGNITUDE WAS BEST UNDERTAKEN BY AN AGENCY THAT HAD BOTH THE NECESSARY EXPERTISE AND THE ABILITY TO REHOUSE EXISTING OCCUPANTS.
