TAI PO SITE SOLD FOR DEVELOPMENT

THE LANDS DEPARTMENT HAS SOLD A 6.48-HECTARE SITE IN TAI PO TO POINSETTIA LAND CO. LTD. FOR A COMPREHENSIVE LOW DENSITY RESIDENTIAL DEVELOPMENT.
THE SITE, LOCATED NEAR TAI PO KAU ON A VERY DESIRABLE ELEVATED PLATFORM WITH EXTENSIVE VIEWS OVER TOLO HARBOUR, WAS PUT OUT TO CASH TENDER EARLY THIS YEAR,
THERE WERE A TOTAL OF NINE TENDERS RECEIVED.
MR VICTOR LEUNG, DISTRICT LANDS OFFICER OF TAI PO, SAID HE WAS ENCOURAGED BY THE INTEREST SHOWN BY THE DEVELOPERS AS IT CLEARLY INDICATED THE CONFIDENCE IN THE LONG TERM FUTURE OF THE RAPIDLY GROWING TAI PO NEW TOWN AND THE DEMAND FOR HIGH CLASS HOUSING IN THE TOWN.
+SIMILAR CONCEPT OF DISPOSING LAND IS ALSO BEING FOLLOWED ELSEWHERE IN HONG KONG,+ HE SAID.
THE CONDITIONS OF SALE REQUIRED THAT A DEVELOPMENT SCHEME BE SUBMITTED FOR THE SITE, WHICH SHOULD INCLUDE PROPOSALS FOR THE PROVISION OF RECREATIONAL FACILITIES, INTERNAL ROADS, HOUSE TYPES TO BE ERECTED AND THE LIKE.
AND, THE DEVELOPMENT RESTRICTION OF THE SITE WILL BE 0.3 PLOT RATIO OVER AN AREA OF 5.47 HECTARES AND BUILDINGS OF TWO STOREYS OVER CARPORTS NOT EXCEEDING 7.62 METRES IN HEIGHT.
MR LEUNG SAID ALL THE TENDERS RECEIVED WERE CONSIDERED IN DETAIL AND THE SUBMISSION BY POINSETTIA LAND CO. LTD. WAS ACCEPTED BECAUSE IT DISPLAYED GOOD DESIGN CONCEPT OF HOUSES WITH ASSOCIATED RECREATIONAL FACILITIES, AND THE PROPOSED LAYOUT WAS IN HARMONY WITH THIS EXCELLENT RESIDENTIAL SITE.
THE PREMIUM TENDERED BY THE COMPANY WAS $27 001 000.
REFERRING TO THE MASTER PLANS SUBMITTED BY THE COMPANY, MR LEUNG SAID THAT THEY PROVIDED FOR 76 DETACHED HOUSES WITH TWO HOUSE TYPES, THE AREA OF WHICH WOULD BE 195 SQUARE METRES AND 230 SQUARES METRES, LOCATED ON ROADS BRANCHING OUT FINGER- STYLE AROUND A CENTRAL RESIDENTIAL CORE.
THE DEVELOPMENT IS EXPECTED TO BE COMPLETED BY 1986.
