Grateful for your approval of a grant by private treaty to the Church Missionary Trust Association of 43,750 square feet of land at Mission Road, Kowloon on the following terms:
(1) Lease term 75 years not renewable.
(2)
Premium nil.
(3)
Normal Crown rent @ $1,600 per acre, or about 71,606 per annum.

Building Covenant of $300,000 to be completed with two years.

Use of the land to be restricted to the purposes of a school.
No assignment mortgage or other alienation of the property to be permitted without the permission of Government.
Land and any buildings thereon to be subject to reversion to the Crown without compensation in the event of any breach of the conditions.
The purpose of this grant is to enable the Church Missionary Society's Heep Yun School on the adjacent lot to be enlarged, and to provide recreational space which is at present lacking. The grant is to be made in the name of the Church Missionary Trust Association because it holds the Crown lease of the land on which the existing sahool buildings stand. Executive Council has approved. I am satisfied that you may properly approve this grant.
