The drainage of any buildings erected on the lot shall be disposed of as may be required by the Director of Public Works, and the purchasers must make all arrangements at their own expense and to the satisfaction of the Director of Public Works for the disposal of foul or contaminated water by the construction of septic tanks within the boundaries of the lot or otherwise as that officer may require, further the purchasers shall be solely liable for any damage or nuisance caused thereby.

In the event of spoil or debris from the site or from other areas affected by the development of the lot being eroded and washed down on to public roads, or into road-culverts, stormwater drains or nullahs the purchasers shall be held responsible and shall pay to the Government of Hong Kong on demand such sum as may be demanded by Government to cover the cost of removal of spoil or debris from or damage to the public roads, or road culverts, storm-water drains or nullahs or other government properties. The purchasers shall also indemnify the Government against . all actions, claims and demands arising out of any damage or muisance to private property caused by such erosion and washing down.

The purchasers shall pay to the Government of Hong Kong, demand, the cost of removing, diverting and reinstating elsewhere as may be required any government public services on the lot, which the Director of Public Works may consider it necessary to remove or divert.

The purchasers shall pay to the Government of Hong Kong, on demand, the cost of removing any graves at present on the area, if such removal becomes necessary; the work to be done by the Urban Council.
(19)
The purchasers shall not remove any trees growing on the lot but shall notify the Forestry Officer in the event of his requiring the removal of any trees which may interfere with building or levelling operations. The removal of such trees shall be effected by the said officer.

The purchasers shall have no riparian rights nor right to any compensation in the event of any reclamation being made on the seaward side of the lot and Government reserves the right to reclaim any part of the foreshore at any time. In the event of any reclamation being made on the seaward side of the lot Government will in carrying out such reclamation interfere with the normal working of the installation on the lot as little as possible and will grant the purchasers a right of way to the sea and way leaves for pipe lines so as to enable the purchasers to reinstate fully and with as little delay as possible their means of access to the sea including provision for the berthing of vessels, and the maintenance of pipe lines.

The purchasers shall have the right to erect a jetty or jetties for the purpose of the development and use of the lot in accordance with the terms of the agreement in such locations, of such measurement and to such design and generally in such manner as shall be approved by the Director of Public Works and to have leases therefor at such rent and in such form as shall be approved by Government.
(22)
The purchasers shall have the option exercisable by notice in writing to the Director of Public Works within 5 years from the date of this agreement to purchase at the same rate of premium and the same Crown Rent per square foot as is charged by the terms of the agreement, and for the same term the whole or any part or parts of the adjoining areas to the north and south of the lot, which are indicated by green edging on the plan attached hereto, less such portion of the area to the south as the Director of Public Works may wish to reserve along the southern limits thereof for the purpose of constructing at Government expense a public road
