8. The exact boundaries of the Lot Crown Lease.

9. X. When the General and Special Conditions herein contained have been complied with to the satisfaction of the Director of Public Works, the Grantes of the Lot shall be entitled to a Lease from the Crown of the Piece of Ground comprised in such Lot for 75 years, to commence on the date on which possession shall be given at such Annual Rental payable half-yearly on the 24th day of June and the 25th day of December in each and every year as is specified in the Particulars of such Lot hereinbefore contained, and such Crown Lease shall be subject to, and contain all Exceptions, Reservations, Covenants, Clauses and Conditions inserted in the Crown Leases of similar Lots in the Colony of Hong Kong, or which may be required for the purpose of providing for or carrying out any of the General and Special Conditions herein contained affecting the said Lot or the title thereto. The Lease shall also contain a proviso that the Lessee is to have the option of renewing the Lease for one further term of 75 years at a Crown Rent to be fixed by the Surveyor of His Majesty the King.

10.. Should the Grantee neglect, or fail to comply with these Conditions or any of them, His Majesty, shall be at full liberty to sell the Property either by Public Auction or Private Contract at such time and place and in such manner as to His Majesty shall seem fit, or at the option and pleasure of His Majesty, to re-enter and resume the property as if no grant had ever taken place.

11.2. Possession of the Lot granted shall be given to the Granteesand deemed to have been taken by them

on the date of a letter from the Director of Public Works stating that the Lot at the disposal of the Grantee.s

12. The expression "Grantee's used herein shall in every case include the Grantee or Grantees and where the context so admits or requires their executors, administrators or assigns, and in the case of a corporation its successors or assigns.

13. kk The foregoing General Conditions shall be read and construed as varied or modified by the Special Conditions hereinafter contained.

SPECIAL CONDITIONS OF GRANT HEREINBEFORE REFERRED TO.

(1) The grantees shall not without the consent of the Governor first had and obtained erect or maintain on the area coloured red on plan any building other than a hostel and school premises and shall not use such building or buildings for any other purpose without the previous licence of the Governor and shall not use the area cross-hatched red for any purpose other than for teaching gardening in connection with the school erected on the area coloured red without the previous licence of the Governor.

(2) In case it is at any time shown to the satisfaction of the Governor that the building upon the said lot or that the said area cross-hatched red has ceased to be used for such respective purposes as aforesaid or is being used for some other purpose without the previous licence of the Governor it shall be lawful for the Crown to re-enter upon the lot in like manner as for any other breach of the terms of the Crown Lease.

(3) The grantees shall not sell, assign, mortgage, charge, demise, underlet, part with the possession or otherwise dispose of or encumber the lot or any part thereof or any building thereon without the consent of the Governor first had and obtained.

(4) The Crown Lease shall contain such convenants as shall be necessary to give effect to these conditions.

(5) The height, design, and disposition of any building erected on the lot shall be sucject to the special approval of the Director of Public Works.

(6) The whole of the areas coloured red and cross-hatched red on plan shall be formed by the grantees at their own expense to such levels as may be approved by the Director of Public Works within 18 months from the date on which possession shall be given to the Grantees.

(7) The grantees shall pay into the Colonial Treasury, on demand, the cost of removing any water main, gas main or service pipe, cable, tele- graph or telephone line, sewer or culvert, which the Director of Public Works may consider it necessary to have removed.

(8) The grantees shall pay into the Colonial Treasury, on demand, the sum of $748.00 being the cost of connecting the drainage on the lot to the Government sewer or storm water drain.
