6. XX The exact boundaries of the Lots
shall be determined before the issue of the Crown Lease. Crown Rent will be adjusted to the nearest even dollar at the rate of $1.00 per acre per annum.

7. X When the General and Special Conditions herein contained have been complied with to the satisfaction of the Director of Public Works, the Granteesof the Lots shall be entitled * Lease s from the Crown of the Pieces of Ground comprised in such Lots for years, to commence on the date on which possession shall be given at such Annual Rental payable half-yearly on the 24th day of June and the 25th day of December in each and every year as is specified in the Particulars of such Lots hereinbefore contained, and such Crown Leases shall be subject to, and contain all Exceptions, Reservations, Covenants, Clauses and Conditions inserted in the Crown Leases of similar Lots in the Colony of Hong Kong, or which may be required for the purpose of providing for or carrying out any of the General and Special Conditions herein contained affecting the said Lot s or the title thereto. 8. XX. Should the Grantee sneglect, or fail to comply with these Conditions or any of them, His Majesty, shall be at full liberty to sell the Property either by Public Auction or Private Contract at such time and place and in such manner as to His Majesty shall seem fit, or at the option and pleasure of His Majesty, to re-enter and resume the property as if no grant had ever taken place.
9. XXX Possession of the Lots granted shall be given to the Granteesand deemed to have been taken by on the date of a letter from the Director of Public Works stating that

10.XXX The expression "Grantees used herein shall in every case include the Grantee or Grantees and where the context so admits or requires XXSX executors, administrators or assigns, and in the case of a corporation its successors or assigns.

11.XX. The foregoing General Conditions shall be read and construed as varied or modified. by the Special Conditions hereinafter contained.
SPECIAL CONDITIONS OF GRANT HEREINBEFORE REFERRED TO.
(1) The Grantees shall not sell assign, mortgage, charge, demise, underlet, part with the possession or otherwise dispose of or encumber the Lots or any part thereof or any buildings thereon without the consent of the Governor in Council.
(2) During the terms of lease of the areas coloured red on plan
the Grantees shall have the option of converting such areas as Government may approve into Building Lots for a term of 75 years for the purpose of erecting buildings in connection with St. Stephen's College. Any areas so converted shall be subject to Crown Rent at the rate of $10.00 per acre per annum and to the same terms and conditions as those appertaining to the areas coloured red on plan. In the event of any areas being so converted the Grantees shall expend on same within such period as Government may approve such sums as Government may determine in rateable improvements.
