to all the clauses and covenants contained in the old Crow Leases including the Priority Clause in respect of His Majesty's Ships which is as follows:- "Provided Always and these presents are "upon this express condition that in the use of "the said Dock His Majesty's vessels when and so "often as the same shall respectively be offarad "shall always be preferred to all other vessels "yet so that for such uso due payment shall be "made by or through some offic or or department in "His Majesty's Service and that no two or more of "His Majesty's vessels shall in preference to "other vessels go into the said Dock at one time
"or in continuous succession".
(c). The lessees to pay into the Colonial Treasury,
within 7 days from the date of a letter from the Director of Public Works stating that the area is at their disposal, premium at the rate of 30 cmts
per square foot for the excess area over the area
contained in the existing Crown Leases of Kowloon
Marine Lote 28 and 26.
(d). In determining the Crow Rent payable under the
new lease, Crown Rent for the area coloured red
to be calculated at the rate of $350.00 per scre
per annum. The Crown Rent for the entire area to
be adjusted to the nearest even dollar and to
commence from the date mentioned in (c).
(e). Until buildings of a value of at least £50,000
have been erected on the area coloured red on the
plan, the said area shall be assessed for the
purpose of Government rates at the sum of $50,000
and rates upon this sum shall be paid. Such rates
shall commance at the expiration of 5 years from
the date of the letter mentioned in (c).
