23rd. ult. I beg to hand you my valuation Report on "The

Homestead" on Rural Building Lot No. 76.

It is held under lease from the Crown for a

term of 75 years commencing 6th. March 1876, and is subject

to an Annual Crown Rent of $10.00.

Erected thereon is an old wooden Bungalow BO

out of repair as to be practically negligeable factor in the

site valuation.

The Lot is bounded on the North for 703 feet

and on the Test for 398 feet by Government ground and on the

East by Chamberlain Road for 156'3o and on the South by Hount

Kellet Road for about 579'9" feet, the whole area of the Lot

is 165,021 superficial feet.

The site is one of the best situated on the

Hill District being level, within easy distance from the Trans

terminus and commanding good views on the North and South.

The last sale of the property took place in

June 1912 to the present owner for the sum of $49,750.00.8ince

when I believe nothing has been spent in developing the Pro-

perty.
