Proposed Marine Lot, North Point.

I have received an enquiry from Lessrs. Leigh and Orange, on behalf of the Hitsui Bussan Kaisha, as to the terms on which Government would lease a large area of foreshore at North Point for coal storage purposes. I see no objection to the sole of such an area as is applied for and I therefore recommend that a lot as shown coloured red on plan attached, containing an area of about 443,453 square feet or 10.18 acres be put up to public

viz.:- auction as a Marine Lot on the following terms,

(a.) Term of lease 75 years, renewable for a further term

of 75 years at a re-assessed Crown Rent. (b.) Premium at the rate of 30 cents per square foot. (c.) Crown Rent at the rate of 8450 per acre per annum. (d.) The purchaser of the lot to spend a sua of not less

than $10,000 on buildings on some part of the lot within 3 years of the date of sale.

(e.) The purchaser of the lot, in addition to reclaiming

the whole area of the lot, to reclaim the areas coloured green (which are to be reserved for public roads) and the area coloured yellow to such levels as the Director of Public Works may approve and to construct for the protection of the entire reclaimed area between the points A & B' a sea-wall of design approved by the Director of Public Works and between the pointe A & C and B and D a rubble mound faced with a pitched slope, set in cement mortar and bedded in cement concrete:
