The lot only to be used for the erection of a School for the board and education of girls, and of boys of tender age. In the event of its ceasing to be so used, or in the event of its being used for any other purpose, unless the previous consent of the Governor in Council to such other use shall have been signified in writing, the lot with all improvements to revert unconditionally to Government.
A sum of not less than $20,000 to be expended in buildings on the lot within 24 months of the date of the grant.
The cost of extending the public sewer to such point as may be necessary to connect the drains from the lot to be defrayed by the lessees. The work to be carried out by the Government. The cost of providing boundary stones to be defroyed by time defrayed by the lessees.

The usual fees for the issue of the Crown Lease to be defrayed by the lessees.
