made the Twenty-ninth day of December One thousand nine hundred and two BETWEEN TIN PAT HING of Victoria in the Colony of Hongkong Contractor and LAU SANG of Yaumati in the said Colony Trader (who and each of whom and whose and each of whose executors and administrators are where not inapplicable hereinafter included under the designation "the Vendors") of the one part and TONG WAN CHIU and KU FAT SHAN both of Victoria aforesaid Traders (who and each of whom and whose and each of whose executors administrators and assignees are where not inapplicable hereinafter included under the designation "the Purchasers") of the other part WITNESSETH that in consideration of Twenty-five thousand Dollars to the Vendors now paid by the Purchasers (the receipt whereof the Vendors do hereby respectively acknowledge) the Vendors DO and each of them DOTH hereby assign unto the Purchasers ALL THAT the estate right title interest property claim and demand of the Vendors of in and to All that lot of sea beach situate at Kowloon City in front of the Kim Fu Yamen extending Eastward to the front of Ngau Shi Wan and Westward to the English boundary line containing in the whole 40.59 acres being CLAIM U NUMBER ONE SURVEY DISTRICT and CLAIM K NUMBER TWO SURVEY DISTRICT and bearing the serial No. 2363 Together with all messuages erections and buildings (if any) thereon And all rights privileges easements and appurtenances thereto belonging or appertaining or therewith at any time used held occupied or enjoyed TO HOLD the said hereby assigned premises unto the Purchasers as joint tenants absolutely SUBJECT to such easements and reservations (if any) and to the payment of such rents and the performance of such covenants and conditions as the said hereby assigned premises are subject to AND the Vendors hereby respectively covenant with the Purchasers respectively that notwithstanding any act deed or thing by the Vendors done or knowingly omitted or suffered the Vendors' right and title to the said hereby assigned premises are now valid and subsisting AND that the Vendors now have good right to assign the said hereby assigned premises in manner aforesaid free from incumbrances AND that the Vendors and all persons lawfully or equitably claiming under or in trust for the Vendors shall and will at all times hereafter at the request and cost of the Purchasers or any of them do all acts and execute and sign all deeds and writings reasonably required for perfecting this Assignment AND each of them the Purchasers so far as relates to his undivided equal half share of and in the premises doth hereby covenant with the Vendors respectively that the Purchasers respectively will at all times hereafter pay such rents and
