leaves a value of 57 per square foot for the whole original area.

This estimate of 54 is much higher than the actual present

value of 1 1⁄2 # per sq.ft. for a purely fare lot given above, and

allows for a somewhat sanguine view of the future of this particular

district.

Un the above basis the price for resuming the portion requirej

by the Government would be

I am aware that 40p per sq.ft. was paid for the adjoining

# .L. 3, but I think this was entirely a fancy price and above the

actual value, moreover, the land is in a better position, smaller in

area and tore easily handied.

It will be interesting to compare on the same basis the above

value of $8,817.38 with the Director of Public Works' offer of Ath.

March, 1909, which will work out as follows:-

Compensation for 2.12 acres = 92,347.20 sq.ft @ 3 $ 2,770.42 Allowance for removal of house 1,500.00 Fruit Trees 200.00 $ 4,470.42

And in addition the conversion into Inland Lots
