12. The proposed building lots on Farm Lot No I are very favourably situated. Portion of the lot requires little expenditure to render the sites immediately available for building purposes.
13. Messrs Belilios and Humphreys deny the error in stating that the existence of Farm Lot No. I prevents proper access between Yau Ma Tei and Mong Kok Tsui. A road between Farm Lot No.1 and Inland Lot 394 is already projected and will shortly be commenced, and, further, for public improvements, the Government have the right of resumption under the conditions of the land.
14. All building leases in Yau Ma Tei and Hung Hom, Kowloon, are for 75 years with the exception of the "Bock Company's premises which involved a very heavy expenditure on substantial works of a most permanent nature.
