The Government was ad vised that the lessee was bound by his contract, but the conditiup in question was ad- mitedly worded in an un- satisfactory manner, and it was considered advisable to settle the matter by negotia tion rather than to bring it before the Courts. The lessre was very willing to mat the Govermentin the matter and terms were forthwith arranged, to
the effect that the monthly rent. should be re- duced from $2,520 to $2,100 and that the lessee should have an option to continue; the lease, which was due to expire on the 28th January, 1920, until the 31st December. 1921. subject to one month's notice if at any time after the 28th January, 1920, the Gov- ernment should require the sit for its own use.
In making this compromise the Governmat was guided by the following considera tions. A dispute had occur red between the curgoing and the incoming lessee, "with the result that the former had removed all the buildings that were on the site. It would take time and money to erect new buildings and the Government was not prepared to grant a long lease. as it would soon require the land for its own purposes. I seemed probible in the cir cumstances that, if the site was put up to teuder agaia the rental would be much re duced, and at the same time it was, desired to avoid the expensive legal proceedinge of uncertain result wbier would be necess ry in orde to enforce the contract which had been made.
