of the Hongkong and Territorial Estates, Ltd., was held at noon yesterday at the offices of Messrs. Shewan, Tomes & Co. Mr. R. G. Shewan presided, and others present were: Messrs. T. G. Weall, Tsang Foo, Tong Hok, Ting, E M. Ray- mond, W. E. L. Shenton (Consulting, Committee), Mr. A. Braun (Secretary), and Messrs. G. U Farrant, A. A. Botelho, H. H, Tayler, I W. Shewan, J. Toppin and D. W. Munton shares

The CHAIRMAN said:-With your per- mission we will take the report and c- counts, which have been in your hands for over the prescribed period, as read. The accounts show a deficit of $183,253;71 which at fras sight may appear disap- pointing, but is not really s when you remember that in this, the first year, only pioneer work in building and developing could be done, as is always the case with such companies as this.
Our business may be divided into three sections: There is first Kowloob Marine Lot No. 30, an open lot with no per manent buildings the development of which was the original object, for which the Company was incorporated. At the time we bought it, it was bringing in a very sual income and it was quite under-) stood that it could not be made remune"- rative at the price we paid for it. which with legal and other charges comes to $2.199,991 (as per balance sheet) without a large expenditure on development. We are now receiving in storages about half what we pay out in interest on mortgage, and although these rests are still increasing, we cannot, of course, ex- peet to cover the full interest without farther capital expenditure. The site is a very valuable one situated immediately adjoining the Yaumati Police Station, and our present idea is to develop it with Erst-class Chinese houses and banking premises for which there is a demand on the back portion of the lot, leaving the front portion with the marine and pier rights for storage purposes.
The second section comprises Marine Lot No. 26 known as "St. George's " Building. This was acquired last January, but we could not enter into possession until August, and, of course, the reata under old lenses leave a deficit after pay ment of interest. Some of the old leases have since run out, and by next October every one of them will have expired and the new rents that have been agreed upon will leave us a fair return on our in: vestment.
