GROWTH OF THE CONCESSIONS.

Although the development of Tientsin is not perhaps proceeding at the pace it did last year, yet there are abundant signs of activity in every direction.

As was mentioned in the report of the British Municipal Councils in our inst issue, the next work on which Councils will engage is in the improvement of the Bund road, which has seen allowed to fall into a sad state of disrepair. Save for! the last four hundred yards, from beyond the Tientsin Club to the edge of the German Concession, the Victoria Road has been treated on the tar macadam

principle. The work has been in progress

for some works, and although some incon- venience to traffic has been caused, yet

the result is one on which thus r

may fairly be congratulated as a whole- hearted attempt to tackle the dust prob lein; but if the road will wear well and always preserve that pleasing smoothness and springiness remains to be sen Coolics are at work on the Bund, in putting forward the operations of rad reconstruction or rather reclamation. Town making, however, is a slow proœas, Rome was not built in day, and similarly Tientsin will take many years to develop to its uttermost capacity. It is, however, a pleasant prospect for the British community to contemplate the undeveloped area of the Extra Mural Area which will offer opportunities for expansion for many years to come.

The French bund from the opposite side of the river presents an imposing appear- ance with the reinforced concrete banke. One of the greatest improvements evor effected in Tientsin was the cutting off of the elbow of the river just below the International Bridge, and the consequent demolition of the Power House, and the enterprise of the Municipality has been rewarded. The bunding work is still in progress, and the avowed policy of ofer- ing every inducemont to shippers to berth higher up the river is being steadily pursmod. The result is self-evident. Another direction in which the Muni- cipality is making rapid progress is in the reclaiming of the marsh land, and the filling of the pond, whereon will be constructed in future days a park, which -it-is hoped will be the centre of a pretty

residential district,

In the Japanese Concession godowns of a modern and substantial type are springing up and engineering works on the river bank are projected.

To the most casual observer it is apparent that the German Concession in claiming its full share of development. Houses are springing up all over this Settlement and its natural beauties offor Lany inducements for house-buildora which are eagerly being availed of, many, by British residents.
