THE ORIENTAL SUGAR REFI- NERY, situate on the Praya at Wan- ahai, now in complete working Order and capable of refining 500 piculs of raw rugar per day. The Property comprises all that valuable piece of ground situate at Wanchai, Hongkong, abutting on the North side on the Praya, and measuring thereon One Hundred and Sixty feet, on the South side on the Queen's Road, and measuring thereon Two Hundred feet, on the East side on a close registered in the Land Office as Marine Lot No. 42, and measuring thereon Five Hundred and Four feet, and on the West side on Bolase registered in the Land Office as Marine Lot No. 64 4, and measuring thereon Three Hundred and Eighty-two feet, containing in the whole 86,200 square feet, or nearly two statute acres,- all level ground, registered in the Land Office as Marine Lot No. 40, hold for an unexpired term of 979 years from 1863, with the valuable Messuages and Build- ings thereon, which were especially built for the purposes of a Sugar Refinery Recording to Weinrich's Patont and other approved processes, with the valuable now Machinery, Plant, Fixtures and Also the sole right Fittings thereon. and benefit of the Patent for Refine ing Sugar by the Weinrich Procene, obtained from the Government of Hong- kong by WILLIAM MCGREGOR SMITH for the term of Fourteen Years from the 88th day of May, 1874.

There is an abundant and unfailing supply of fresh water on the Premises, ample for refining over 2,000 piculs of Bugar daily.

trade had proved an entire failure. Dur ing the nine months the port had been opened to trade, gooda toa trifling amount, say a few thousand pounds sterling, had been imported in foreign bottoms. We will not trouble our readors with the. details of this very limited trade, but will at once proceed to the more in- tereating subject of the causes of the failure. The Acting Consul is of opinion that the real cause why nothing has been done at the port is the deter mined opposition experienced at the hands of the local merchants. He had been told on good authority, that in the early part of last year, before the.. port was open, a meeting was held by the principal traders, who decided that they had nothing to gain either by the presence of foreigners or by the employ- ment of steamers, and agreed that they would have nothing to do with eithor the one or the other. The merchants, having determined to abstain themselves from the use of steamers, were not likely to look with favour on a direct rivalry

The country buyers, who were not con- cerned in the dotermination of the Pak- Foi merchants, and were tempted by the lowness of the prices, were threatened that those who dealt with foreigners now would find themselves without anyone to deal with when the foreigners were gone, which would be in a year at the furthest. It is a great pity that such contemptible combinations on the part of a few ignorant native merchants should be allowed to stand in the way of the development of the trade of a port, even for a brief period of time.
