be used throughout the estate. Lifts will carry a 2,000 lb. load at a speed of 100 f.p.m.
81. The Conditions of Grant of the site (N.K.I.L. No. 3935) were executed, and the sum of $6,068,500 paid to Government as premium for the land. This is at the rate of $7.50 a sq. ft. (the area of the site being 835,800 sq. ft.) after certain fees had been deducted. Crown rent will be $21,236.00 per annum.
82. One of the oil companies will be invited to construct and lease a kerosene service shop at a central position, with bulk underground storage facilities, to serve the estate.
83. Substantial economies have been effected by specifying Chinese made sanitary fittings in the various general contracts. Orders will be place well in advance to ensure deliveries on time.
84. Government has decided that a Post Office will not be required in this estate.
85. A number of piling and lift contracts (details of which can be found in Appendix V) were let. Piling of Blocks P, Q and R, and S, T and U commenced, and by the end of the period under review over 350 piles had been driven. There was a certain amount of difficulty over obstructions, and many pile shoes were broken (a photograph showing piling in progress appears in Fig. 9). Tenders for the piling of Blocks A, B, C, D and M will shortly be received: they are on a lump- sum basis, with a schedule of rates included in the make-up of tender, to be used as a basis of cost should any variation in the number of piles be required.
86. Throughout the year members of the consortium of architects made good progress on their general and structural plans, and many were approved by the Building Authority. Tenders for a number of sub-contracts were invited, and Bills of Quantities for some sections were completed. A standard specification, articles of agreement, and conditions of contract, were completed by Messrs. Langdon & Every, Quantity Surveyors, for use by the consortium.
87. A target progress schedule with staggered completion dates for the various blocks (to reduce letting difficulties) has been adopted.
