Mr. Cumine has been appointed to supervise site formation work and to co-ordinate the work of a consortium of architects who will develop various portions of the site.

SITE

The site is fairly easy to develop, with a gentle slope extending to the northern boundary; cross-contour building can therefore be avoided except in one place. The need for difficult and expensive site formation is thus largely obviated, except in the south-west corner, where the land is steep. Most of the blocks face south, and as the site slopes from south to north the blocks will for the most part be on differing levels, a circumstance which is favourable to the provision of very adequate light and air in spite of the high density aimed at.

The aim is to provide high density housing, without monotony and serious over-crowding, and a variety of treatment within a fairly narrow compass of repetitive units, combined with plenty of room for recreation and relaxation. There are 21,595 sq. ft. of covered play area and 110,963 sq. ft. of open space area on the estate; the gardens (including the park- land slope on the northern boundary) cover an area of 139,229 sq. ft.

ACCOMMODATION

It is likely that the flats will be of varying sizes, to accommodate families of from four to eleven adults, with a nett living area of about 35 sq. ft. per person (excluding kitchens, bathrooms, etc.).

The general aim is to achieve a fairly wide rental range, if possible with varying rents for the same size of flat, according to the amenities provided, physical location, etc.; to put the more expensive flats (not necessarily the largest) on the northern part of the site; to obtain as wide a variety of types of flats as possible; and to have two standards of accommodation (one approximately the same as on the North Point Estate, and the other about 75% of the total at a lower standard).

It is hoped to provide each flat with its own kitchen, balcony, lavatory and shower. Access will normally be by gallery approach, allowing ample through draught, and it is proposed that all blocks will have lifts installed.

The standard of finish, external and internal decoration, etc., has been determined with the aim of reducing costs to the minimum com- mensurate with economic maintenance. Internal wall surfaces of the flats will be lime-plastered and lime-washed; ceilings exposed R.C.C. slab with lime-wash, and floors cement-rendered. Outside glazing will
