2. The area shown coloured green to be surfaced and channelled by the Government within one year of handing over.

3. The Lessee shall expend a sum of not less than $600 on buildings on the lot within three years from the date of sale.

4. The Lessee to pay into the Treasury on demand the sum of $12 for boundary stones which will be provided and fixed by Government.

5. The Lessee shall pay to the Land Officer on demand the sum of $30 for the Crown Lease.

6. The exact boundaries of the lot to be determined before the issue of the Crown Lease and premium and Crown Rent will be then adjusted in accordance with the area and rates at which the lot was sold.

7. The Lessee shall not have or be entitled to any right of access to the sea or to any right of access to any water which may be near to the said lot or on which the same abuts or to any compensation whatever in the event of any reclamation being made between any part of the said lot and such sea or water and a special proviso to that effect shall be inserted in the Crown Lease of the said lot.

8. The existing temporary pier extending over the area to be reclaimed shall be removed by the Lessee and a new temporary pier erected by him at his own cost in front of the area to be reclaimed. The position and dimensions of the new pier to be subject to the approval of the Director of Public Works. The Police are to have the right of use of the said pier at all times and, so long as such use continues, the Lessee shall pay the nominal rent of $1 per annum in advance. In the event of the Police discontinuing the use of the pier, the pier may either be removed by the Lessee or the full Crown Rent imposed in such cases shall become payable. The Lessee shall maintain the said pier in a serviceable condition so long as the use by the Police continues and shall, whilst the reclamation is in progress, construct and maintain a landing place to the satisfaction of the Captain Superintendent of Police.
