11 中環碼頭發展成本
此等成本包括償還香港政府應本集團之要求
於中環填海所負擔之額外成本總值港幣
174,975,000元(一九九六年:港幣 173,953,000元),該成本使本集團於與政府
進行之商討獲得滿意結果後,能在新建之小
輪碼頭上蓋進行商業及住宅發展。於一九九
七年十二月三十一日,本集團已承擔進一步
之成本約港幣2,200,000元(一九九六年:港
幣2,000,000元),但尚未就此作出撥備。中 環碼頭發展成本並包括已繳付之有關專業費 用港幣81,271,000元(一九九六年:港幣
74,285,000元)。
本集團正就該項目之地價及有關建議之條款
詳情與政府進行磋商。董事會對於在不久將
來能達成最終協議表示樂觀。該等成本將撥
-
為部份發展成本,或於發展建議告吹後撇
銷。

Central pier development costs

These include costs amounting to HK$174,975,000
(1996 : HK$173,953,000) reimbursed to the Hong Kong
Government for additional costs incurred on the Central
Reclamation at the request of the Group so as to enable the Group to undertake commercial and residential
development above the re-provided ferry piers subject to
the satisfactory outcome of negotiations with the
Government. At 31 December 1997, further costs
committed by the Group which have not been provided
for amounted to HK$2.2 million (1996: HK$2 million).
Central pier development costs also include the related
professional fees paid amounting to HK$81,271,000
(1996 HK$74,285,000).
The Group is still negotiating with the Government on the
land premium and the detailed terms of the proposal in
respect of this project. The directors are optimistic that
final agreement will be reached in the near future. These
costs will be capitalised as part of the cost of
development in that event or written off if the proposed development is aborted.
