此等成本包括應本集團的要求,償還香港政府於 中環填海所負擔的額外成本總值港幣168,573,000 元(一九九四年:港幣92,947,000元),使本集團 於與政府進行之商討獲得滿意結果後,能在新建 小輪碼頭上蓋進行商業及住宅發展。於一九九五 年十二月三十一日,本集團已承擔進一步的成本 港幣一千九百萬元(一九九四年:港幣七千五百 萬元),但尚未就此作出撥備。中環碼頭發展成 本並包括總值港幣六千五百一十九萬元(一九九 四年:港幣二千七百一十三萬九千元)的已繳付 有關專業費用。
本集團正就該事項與政府進行談判,董事會對將 在適當時候達成最終協議表示樂觀,在該情況 下,該等成本將撥-
為部分發展成本,或於發展 建議告吹後撤銷。
These include costs amounting to HK$168,573,000(1994: HK$92,947,000) reimbursed to the Hong Kong Government for additional costs incurred on the Central Reclamation at the request of the Group so as to enable the Group to undertake commercial and residential development above the re-provided ferry piers subject to the satisfactory outcome of negotiations with the Government. At 31 December 1995, further costs committed by the Group which have not been provided for amounted to HK$19 million (1994: HK$75 million). Central pier development costs also include the related professional fees paid amounting to HK$65,190,000 (1994: HK$27,139,000).
Negotiations with the Government on this matter are progressing and the directors are optimistic that final agreement will be reached in due course. These costs will be capitalised as part of
the cost of development in that event or written off if the proposed development is aborted.
